What are floorplan services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, an appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and detailed floorplan showing the total area and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Disputing real estate taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more space than you have! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measuring service will ensure that you're paid fair market value for your property. Square footage is one of the biggest factors potential buyers consider when purchasing a house — but since these values are often estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only reliable method of using a precise GLA when listing your home is to refer to a previous appraisal or measurement service completed by an appraiser (after any renovation that may have affected square footage).

For agents

To make sure that your client's property closes at a price that appropriately reflects true market value, we advise seeking a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool for enticing potential buyers since they can see the layout and characteristics of the home before and after touring.
